The role of the technical properties manager is to manage commercial property , deal with technical operation of the properties and the implementation of all necessary maintenance measures.
i. Assists in monitoring the accurate generation and distribution of tenant bills on a monthly basis.
ii. Monitors adherence to lease terms and provisions.
iii. Monitors adherence to statutory and regulatory provisions on lease management.
iv. Monitors adjustments to lease provisions such as rent adjustments resulting from rent overcharge or undercharge.
v. Provide regular feedback, status reports to the directors.
vi. Establishes rental rate by surveying comparable rental rates.
vii. Attracts tenants by advertising vacancies; and showing units/ outlets.
viii. Assists the Real Estate and Properties Manager to accomplish financial objectives by facilitating a sustainable system of collecting rents; paying bills.
ix. Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and planning renovations.
x. Maintains building systems by contracting for maintenance services; supervising.
xi. Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
xii. Prepares reports by collecting, analyzing, and summarizing data and trends.
xiii. Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
xiv. Conducting property valuations and setting rental parameters to achieve desired performance.
xv. Property investment through disposals and acquisitions.
xvi. Get the best quality and well-priced materials and skills for renovations and the new constructions
i. Degree in Real Estate / Property Studies / QS
ii. Clean class 4 drivers’ license is a must.
iii. Five (3) years of practical, progressively responsible management experience overseeing a commercial property portfolio.
iv. Knowledge of Costing
v. Knowledge of building drawings
vi. Knowledge of sourcing funding for projects
vii. Hands on individual
viii. Experience in real estate management
ix. Willingness to relocate and work from any other work stations as assigned by the directors
x. Knowledge of an ERP System
xi. Willing to work on targets and stick to deadlines
xii. Knowledge on tendering and project management
