Our client in the real estate industry, with over 15 years of experience in property development and management, is looking for a skilled and dedicated Property Manager to oversee their growing portfolio of properties. Key Responsibilities
Property Management
1. Operations Management:
○ Oversee daily operations of residential, commercial, or mixed-use properties.
○ Ensure tenant satisfaction by promptly addressing concerns and maintaining quality standards.
2. Tenant Relations:
○ Negotiate and manage lease agreements.
○ Handle tenant inquiries, complaints, and requests professionally.
3. Budget Management:
○ Prepare and manage property budgets, including income and expenditure forecasts.
○ Monitor expenses and ensure cost-effectiveness in all property operations.
Construction and Maintenance
4. Project Management:
○ Coordinate and oversee property renovations, upgrades, and repairs.
○ Work closely with contractors, engineers, and architects to ensure construction projects align with timelines, budgets, and safety standards.
5. Building Maintenance:
○ Ensure properties are maintained to a high standard.
○ Develop and implement preventative maintenance schedules.
6. Compliance:
○ Ensure all properties meet building codes, health and safety regulations, and zoning laws.
○ Stay updated on industry trends and compliance standards.
Strategic Planning
7. Capital Improvements:
○ Evaluate property performance and recommend upgrades or capital improvements to enhance value and appeal.
8. Market Analysis:
○ Conduct market research to ensure competitive leasing rates.
○ Identify opportunities for growth or diversification in property assets.
Administrative Duties
9. Documentation:
○ Maintain accurate records of lease agreements, construction projects, inspections, and financials.
10. Reporting:
○ Provide regular updates to senior management or stakeholders on property status, construction progress, and financial performance.
Qualifications
1. Education:
○ Bachelor’s degree in Real Estate, Construction Management, Civil Engineering, Business Administration, or a related field.
2. Experience:
○ Minimum of 5 years of experience in property management.
○ At least 3 years of experience in construction or related fields.
3. Skills & Competencies:
○ Strong understanding of construction practices, project management, and building systems.
○ Excellent communication, negotiation, and problem-solving skills.
○ Financial acumen with experience in budgeting and forecasting.
○ Knowledge of property management software and tools (e.g., Yardi, Buildium, or Odoo).
○ Familiarity with local property laws, regulations, and building codes.
4. Certifications (Preferred):
○ Certified Property Manager (CPM) or equivalent.
○ Project Management Professional (PMP) certification.
