PROPERTY MANAGER - LOcal Authorities Pensions Fund

PROPERTY MANAGER
Applications are invited from suitably qualified and experienced persons to fill the above vacant position which has arisen in the Fund. Reporting to the Finance & Administration Executive the incumbent's key duties and responsibilities will be as follows;-

Key Duties and Responsibilities

Negotiate lease agreements with existing and prospective tenants.
Enforce Lease Agreement terms including timeous rental payments.
Review Managing Agents' recommendations for Lease proposals to be accepted. Carry out periodical property assessments for repairs and maintenance.
Draw up an annual repairs and maintenance schedule as per approved budget. Coordinate repair and maintenance projects by Managing Agents on the Fund's behalf. Identify non-structural repairs for tenants' account.
Respond to tenants and managing agents requestfor repairs to be undertaken. Carry out periodical research on market rentals, vacant rates, yields and returns.
Develop marketing tools to improve occupancy & new property investment opportunities. Manage Lease Registerthrough the Property Management System.
Manage Property Administration Team, Cleaning firms & Managing Agents. Draw up Service Level Agreements with Managing Agents.
Financial Management: Budget and Valuations of fixed properties.
Compile the periodical Property financial and performance reports.
Perform any other duties as assigned by Finance & Administration Executive.

Essential Qualifications and Experience

• At least 5'0' Levels including Mathematics and English,
• Bachelor of Science in Real Estate Management or equivalent.
• Professional Qualification in Real Estate Management will be an added advantage.
• 5 years relevant working experience in property management.
